The challenge
Bayshire Rancho Mirage Senior Living needed brighter, more reliable lighting across resident rooms, hallways, and exterior areas — a 24/7 care environment where dim, aging fixtures affect resident safety and drive up maintenance. The facility needed a durable, efficient upgrade that wouldn't pull capital from operations.
The solution
NRG Incentives packaged 1,127 lamp and fixture replacements across interior and exterior areas, backed by a 5-year LED fixture warranty. A $28,000 utility rebate brought the net cost to $189,220, and the project was structured for on-bill financing — so it moved forward with zero out of pocket, monthly repayment matched to the energy savings.
The results
The retrofit delivers $52,142.39 in annual energy savings — about $4,345.19 a month — recovering the $189,220.02 net investment in roughly 3.63 years, then compounding into net savings while the new lighting keeps working. Residents and staff get even, glare-free light with far less maintenance strain.
