The challenge
The 995 property is a large office building with two meters and outdated fluorescent lighting — an ideal candidate for an LED upgrade, but one that needed a financing structure flexible enough to fit a multi-tenant, multi-meter building.
The solution
NRG Incentives converted the building's high-wattage fixtures to efficient, adjustable LED troffers — improving lighting flexibility for tenants — and structured a custom financing package that allowed the single building to be approved as multiple qualified projects. A $49,214 rebate brought the net cost to $195,797, delivered with zero out of pocket.
The results
The retrofit delivers about $94,448 in annual energy savings — roughly $7,870.63 a month — recovering the $195,796.88 net investment in about 2.07 years, then compounding into net savings. Tenants gain brighter, tunable light with far lower operating cost.
